    No offense intended. I will defer to your judgement. Intentionally vague. My personal preference is all investments (after tax) are cash flow positive.

    If you're buying real estate for the appreciation prospect you'd be better off throwing your money in a total market fund and then doing nothing.

    Vacation rental property vs. apartment complex

    Hi,

    My wife and I are looking to diversify and looking to invest in either a vacation rental property (Florida or Colorado ski town) or an apartment complex.

    They are obviously very different with different pros/cons.

    To buy an apartment complex/multi family home (greater than 8 units) if would have to be cash flow positive. The vacation rental the thought would be to rent it out and have it cover it’s cost. Use it 1-3x a year, but mainly buy it for its appreciation value over time.

    Any thoughts on this?
