  • Passive Income MD's ASCENT EQUITY GROUP MULTIFAMILY FUND 1

    Hello all,

I saw that Passive Income MD, Peter Kim, and a couple other physicians are forming their own fund, as above. The preferred return, fees, and general "investor friendliness" seems to be attractive. Does anyone have any input on investing in this fund? I think this is their first experience in a fund so there's a risk there, but wanted to see what the community thought about it.

    Thanks

Let a new sponsor take their lumps with someone else’s money.

I think they have some good and established partners who I like and have other investments with, so hopefully it's a way to get into the same deals with a slightly more favorable fee structure. However I do wish they would have improved communication and a more confidence inspiring unified company front, but with 3 docs working you get lower fees but not the full time PE real estate experience either. I did invest with them but not a huge investment and am pretty neutral on the whole experience thus far.

i am really starting to feel like we are about 7-8 years out from a great Michael Lewis book (or at least New Yorker article) about the rise and fall of private real estate funds.

"investors were attracted to their promises of high returns and diversification while they ignored the real risk of capital loss if the real estate market sunk."

Should be enough content for an entire American Greed season.

I am $150k into the private real estate fund sector with very little to show for it. I think it is a good time to pause and see how things turn out before looking for new "opportunities".

LOL! Thanks for the comments, everyone.

I can't tell if there is a bubble in real estate offerings or if I'm just relatively new to this and now noticing them more. Maybe (probably?) both.
