I'm about 4 years into a 2.75% 15 year fixed. So this isn't the first time it's been this low. And my circa 2006 townhome was also originally on a 6%+ loan.

When I bought my first house I thought 4.875 on a 5/1 ARM was incredible (2004).  Everyone gave me a hard time about getting an adjustable rate but the adjustments were to 3.25, then 2.875.

 

Of course bond yields are also down
